This
project involved construction of a new 27-story high-rise mixed-use
building containing retail space at ground level, luxury apartments
above grade, and six levels of below and above grade parking in downtown
Seattle. ORA was engaged to provide the following testing and
inspection services: batch plant inspection, reinforced concrete,
post-tensioned prestressed concrete, reinforced masonry, curtain wall
fabrication and erection, shotcrete, steel decking, lateral framing,
hollow core grout, spray steel stair erection, fire-resistive materials,
structural steel fabrication and erection, expansion anchor bolt
installation, and epoxy-grouting of rebar and anchor bolts.
METROPOLITAN TOWER

Project Cost: $51.9 million
The new luxury cast-in-place steel frame apartment building features 7 levels of above grade parking, 5
elevators, and 366 units of condominiums spanning over 24 floors. The principal structure utilizes a post-
tensioned concrete slab construction with cast-in-place ductile moment resisting space frames, and
incorporates a precast concrete and glass curtain wall exterior skin.
ORA was engaged to provide complete structural inspections and materials testing services for this
project over a duration of approximately one and a half years.

ONE CONVENTION PLACE

Project Cost: $40 million
The One Convention Place project, which features an office tower and a below grade concrete parking
garage, is just one of the three developments to the Washington State Convention and Trade Center
major expansion. The tower is cantilevered over the existing Convention Center approximately 25 feet
and is designed to allow for connection of structural members for a canopy over Pike Street.
ORA was engaged to perform onsite structural inspections and materials testing services as well as
overseas structural steel fabrication inspection and nondestructive examination. Structural steel was
fabricated by Samsung Heavy Industries Co. Ltd. at their Koji Island Shipyard Facility and their Tangjin
Plant, both located in South Korea. Because of the core column sizes, the core column units were rolled
and fabricated at the SeAH Steel Corporation Facility, located in Pohang City, South Korea.
