SALISHAN HOPE VI REDEVELOPMENT AREA 1

Tacoma, Washington

Owner: Tacoma Housing Authority

The largest public housing development owned by the Tacoma Housing Authority (THA) is undergoing a complete revitalization. THA, in partnership with its development partner, Lorig Associates along with the residents of Salishan, non-profit community partners, elected officials, and community leaders are working together to transform Salishan.

Over the next six years, the housing project will be transformed from roughly 850 deteriorating units to a master-planned community of 1,270 homes, dotted parks and greenbelts. Rental units open in fall 2005 and new homes will be available for purchase in 2006.

Subsequent phases of work, each involving relocation, abatement, demolition, and new construction, are expected to begin in 1st Quarter 2006 (Area II) and 1st Quarter 2008 (Area III). A fourth and final phase of work will begin in 2009.

Otto Rosenau & Associates, Inc. was engaged to provide geotechnical engineering services as well as special inspection and materials testing related to, but not limited to, reinforced concrete, soils compaction, asphalt compaction, and framing.

MARCATO

Tacoma, Washington

Owner: Vision One, LLC

Perhaps the largest new project in the Northwest is the Marcato, a community living development in downtown Tacoma. Eventually, this seven-year project will encompass three city blocks from Tacoma Avenue South to Court D, including single and multifamily housing and retail and public spaces. Marcato will be a community in and of itself with homes for sale, for rent, shops and services and public spaces.

The first phase of the project is a six-story, 93-unit condominium complex named "Reverie" that broke ground in November and should open by December.

ORA's scope of work includes geotechnical engineering as well as testing and inspection of the following items: reinforced concrete, reinforced masonry, anchor bolts, holdown installation, nailing, piling, soil nail grout, post-tensioning, and structural steel.
